Are You Being Paid What You Are Worth? Understanding Your Salary in the Property Industry
Whether you work in residential sales, lettings or property management, knowing what your experience is worth can help you make better career decisions.
However, comparing salaries in the property industry is not always straightforward.
Two jobs advertising the same basic salary can offer very different overall packages, while a higher advertised OTE does not always mean higher earnings.
Basic salary is only part of the picture
When assessing your current salary or comparing a new opportunity, it is important to understand the complete package.
This may include your basic salary, commission, performance bonuses, car allowance, pension contributions and other benefits.
For example, consider a hypothetical property management position offering:
- Basic salary: £30,000
- Car allowance: £3,600
- Average commission: £550 per month
- Total annual earnings: £40,200
In this example, the overall package is considerably higher than the basic salary alone.
However, the commission element is variable. It is important to establish whether those earnings are realistic and achievable.
Understanding OTE
OTE stands for On-Target Earnings.
It generally describes what an employee could earn by achieving an employer's performance expectations.
It is not necessarily a guaranteed salary.
Before accepting an offer, ask how the OTE has been calculated.
Does it reflect what existing employees regularly earn? Is commission paid monthly or quarterly? Are there minimum performance thresholds? Are earnings capped?
A role advertising £45,000 OTE may be less attractive than one advertising £40,000 if the second position offers more reliable earnings and a stronger basic salary.
Why salaries differ between employers
Salary expectations can vary according to several factors.
In residential sales, an individual's ability to generate instructions, negotiate sales and maintain a strong pipeline can influence their earning potential.
In lettings, employers may value experience in valuations, business development, landlord relationships and tenancy processes.
For property managers, responsibilities can differ considerably between businesses.
One position may involve managing a relatively straightforward portfolio with administrative support. Another may include complex maintenance issues, compliance responsibilities, demanding workloads and limited assistance.
Job titles alone rarely tell the full story.
Location, experience, qualifications, management responsibility and the size of the business can also affect salary levels.
How do you know whether your salary is competitive?
The National Careers Service gives an indicative annual salary range of £23,000 for a starting estate agent to £40,000 for an experienced estate agent.
That is a broad career guide rather than a local salary benchmark. It does not replace a comparison of similar vacancies and responsibilities in your area.
A useful salary comparison should consider:
- Your job title and actual responsibilities.
- Your years of relevant experience.
- The location and type of employer.
- Your guaranteed basic salary.
- Your actual commission and bonus earnings.
- Your qualifications and specialist skills.
It is also worth reviewing the demands of your current role against what similar employers expect.
Should you move jobs to increase your salary?
Not necessarily.
If you enjoy your work and have a good relationship with your employer, a salary discussion may be a sensible first step.
Prepare evidence of your contribution, responsibilities and achievements.
If you are considering another position, compare the entire employment package rather than concentrating on the headline salary.
A good career move should improve your overall position, whether financially, professionally or personally.
