This is a standout opportunity for an experienced Senior Property Manager in Leicester to take ownership of a varied managed residential portfolio, including professional lets and student HMOs, with a respected independent estate and lettings agency known for its personal approach, strong local market knowledge, and focus on service without compromise.

As Senior Property Manager, you will become the senior operational lead across the lettings journey, ensuring every tenancy starts cleanly, every landlord feels informed, and every property is managed with care, accuracy, and commercial awareness.

The Role

You will manage the day-to-day running of a residential lettings portfolio, taking responsibility for maintenance, compliance, tenancy progression, contractor relationships, inspections, deposits, notices, and end-of-tenancy processes.

This is a hands-on role suited to someone who understands property management beyond administration.

You will be able to assess maintenance issues confidently, make sensible decisions around repairs, challenge costs where needed, and keep landlords, tenants, contractors, and colleagues moving in the same direction.

What You’ll Be Doing Day to Day

  • Managing reactive and planned maintenance across residential lets and student HMOs
  • Assessing reported repairs and instructing the right contractor or trade first time
  • Obtaining quotes, reviewing costs, securing landlord approval, and monitoring work quality
  • Carrying out inspections and providing clear, practical updates to landlords
  • Coordinating tenancy handovers, move-ins, inventories, key releases, and welcome information
  • Ensuring deposits, prescribed information, compliance records, and tenancy documents are handled correctly
  • Monitoring gas safety, electrical safety, EPCs, fire safety, HMO requirements, and licensing obligations
  • Managing notices, checkouts, deposit negotiations, deductions, and end-of-tenancy paperwork
  • Arranging cleaners, decorators, and contractors to prepare properties for re-let
  • Supporting the lettings team by keeping processes organised, consistent, and commercially effective

What You’ll Bring

You will already have solid experience in residential property management and be comfortable dealing with the pace, detail, and variety that comes with managing a busy lettings portfolio.

The ideal candidate will have:

  • Strong knowledge of property maintenance, common defects, and contractor management
  • Experience working with residential lettings portfolios, ideally including HMOs
  • A confident understanding of tenancy legislation, deposit protection, Right to Rent, and property compliance
  • The ability to communicate professionally with landlords, tenants, contractors, and colleagues
  • A calm, organised approach when handling urgent repairs or competing priorities
  • Confidence using property management systems such as Reapit, Fixflo, or similar platforms
  • ARLA or Propertymark qualifications would be welcomed, but practical experience is just as important
